Just like that, he's gone. Your tenant was sort of keeping up on the rent, but not really. Falling further and further behind, suddenly you go by the place and nobody is there. It looks empty inside. Now what?
I had this happen to me, and it took awhile to fully deal with it. I filed for an eviction almost immediately, which is easier for me than many landlords. Then I had to wait.
