I have a dilemma. One tenant has still not paid December rent. His transmission needed repaired, which he uses the van for his work, and he told me on December 1 that he would pay me December 20. Well, he still has problems and now is talking about mid-January.
In the meantime, there is a $5/day late fee (now $10/day since January 2nd), which is being added on.
This tenant moved in during September, so I don't have a long history to go by. Previous rentals had gone well for them when I checked.
When should I start the eviction process? What do people think?
