Brandon Turner has a great article detailing his analysis process and how he actually acquired a property that he was planning to rent out. In this case, it is a tri-plex (three units), one for the main house, one for the basement, and one for part of the garage.
It's helpful to see how he found it, calculated what he wanted to pay, and whether it was a good deal or not. There are some simple math calculations spelled out for you. It even includes a video!
