Properly marketing you property to prospective renters is crucial. If they don't know, they will not rent from you.
The most important thing you can usually do is put a sign in the yard. I am still convinced that renters pick a neighborhood and look through it for available properties. One way many still do that is to physically drive around. Your sign is critical. Make sure the phone number is big and easy to read. Some signs have a tube to put flyers in, but I am not sure flyers are helpful.
The other tool you should always use is the internet. Younger renters, in particular, are looking there. Two great places there are Craigslist and Postlets.com. Postlets puts your listing up on multiple websites at once for you. I recommend both. Don't forget to refresh your listings so that they stay at the top of the list.
